7 Clear Signs Your San Francisco Home Needs a New Roof
Why San Francisco Roofs Age Faster
The Bay Area's infamous fog, marine layer, and alternating wet winters with dry summers create thermal expansion cycles that stress roofing materials far more than in drier inland climates. Most roofs in San Francisco should be evaluated every 5–7 years by a licensed professional.
1. Shingles Are Curling, Cracking, or Missing
Shingle edges that curl upward (cupping) or downward (clawing) indicate moisture absorption and age. Missing shingles expose your roof deck directly to rain — even a small exposed area can allow water infiltration that leads to mold, rot, and structural damage.
What to do: If more than 20% of your shingles show curling or cracking, a full replacement is likely more cost-effective than spot repairs.
2. Granule Loss in Your Gutters
Asphalt shingles shed their protective granule coating as they age. If you're finding granules collecting in your gutters — they look like dark, coarse sand — your shingles have lost a significant portion of their UV and weather protection.
Bay Area note: Our salt-laden coastal air accelerates granule loss, especially on west-facing roof slopes.
3. Roof Age Exceeds 20–25 Years
A standard 3-tab asphalt shingle roof has a lifespan of 20–25 years. If your roof is in this range and you haven't had a professional inspection recently, schedule one before the rainy season. Architectural (dimensional) shingles last 25–30 years; metal roofs 40–70 years.
4. Daylight Visible Through Roof Boards
On a bright day, go into your attic and look up. Any pinpoints of light coming through the roof deck indicate gaps in your roofing material. If light gets through, so does rain, air, and pests.
5. Sagging Roof Deck
A roof that sags or dips — even slightly — suggests the decking beneath has been compromised by long-term moisture exposure. This is a structural concern that goes beyond cosmetic repair and typically requires full replacement of the decking and roofing material.
6. Persistent Leak Stains on Interior Ceilings
A single ceiling stain can have many causes. But if you have stains in multiple rooms, or a stain that keeps returning after repairs, the roof underlayment or flashing has failed. Repeated patching without addressing the root cause leads to escalating damage.
7. Moss and Algae Growth
The Bay Area's damp, foggy climate is perfect for moss and algae. While a small patch may seem cosmetic, moss root systems can physically lift shingles and trap moisture against the roof deck. Black algae streaks (Gloeocapsa magma) feed on the limestone filler in shingles and accelerate their degradation.
Tip: Look for shingles treated with copper granules, which inhibit algae and moss growth — important in our climate.
What to Do Next
If you spotted 2 or more of these signs, contact a licensed Bay Area roofing contractor for a professional inspection. Many companies — including Golden Heights Roofing — offer free inspections and estimates.
Don't wait for a leak to become a flood. Early intervention typically saves $3,000–$8,000 in subsequent interior damage costs.
